Common Door Problems and Fixes
Doors are used every day, so it’s normal for them to need an occasional adjustment or repair. A door that suddenly starts sticking, squeaking, letting in a draft, or refusing to latch doesn’t always mean the entire door needs to be replaced.
Sometimes, the solution is surprisingly simple. Other times, a recurring problem can point to an issue with the door, frame, hardware, or installation.
At Patriot Door and Millwork, we work with homeowners, builders, and contractors throughout Southern Idaho to supply and professionally install doors, hardware, windows, and millwork. Here are some of the most common door problems, what may be causing them, and what can be done about them.
1. The Door Is Sticking
A sticking door is one of the most common door problems.
You may notice that the door:
- Rubs against the frame
- Is difficult to open or close
- Sticks more during certain seasons
- Has to be pushed or pulled harder than usual
There are several possible causes.
Changes in temperature and humidity can cause some door materials to expand and contract. Loose hinges, settling, or an out-of-square opening can also affect how the door fits in the frame.
The Fix
Start by checking the hinges and tightening any loose screws. Look around the door to see exactly where it’s making contact with the frame.
If the problem continues, the door may need to be adjusted. Persistent rubbing or significant alignment problems are worth having professionally evaluated rather than repeatedly forcing the door closed.
2. The Door Won’t Latch
If your door closes but the latch doesn’t catch, the latch and strike plate may no longer be properly aligned.
This can happen because of:
- Loose hinges
- Door movement or sagging
- Seasonal changes
- Frame movement
- An improperly positioned strike plate
The Fix
First, check that the hinge screws are secure. If the door is properly aligned but the latch still doesn’t meet the strike plate correctly, the strike plate may need to be adjusted.
If the problem keeps returning, there may be a larger alignment issue that needs to be addressed.
3. The Door Is Sagging
A sagging door may appear uneven in the opening or begin rubbing against the frame or floor.
Heavy doors can place significant stress on hinges over time, particularly if the hinges or fasteners aren’t providing adequate support.
The Fix
Inspect the hinges for loose screws or visible wear.
Sometimes tightening or replacing hardware can correct the issue. If the door or frame is significantly out of alignment, a professional adjustment may be necessary.
Correcting the underlying problem is important so you aren’t simply treating the rubbing or sticking caused by the sag.
4. The Hinges Squeak
Thankfully, a squeaky door is usually one of the easier problems to address.
Dust, friction, or a lack of lubrication can cause hinges to squeak as the door moves.
The Fix
A small amount of appropriate lubricant on the hinge can often solve the problem.
If lubrication doesn’t help, inspect the hinge for wear, damage, or loose screws. A damaged hinge may need to be replaced.
5. You Can Feel a Draft Around an Exterior Door
Exterior doors should help create a barrier between your home’s interior and Idaho’s changing weather.
If you feel cold or hot air around the edges of a closed door, check the seal.
Common causes include:
- Worn weatherstripping
- Gaps around the frame
- Improper alignment
- A damaged threshold
- Installation issues
The Fix
Inspect the weatherstripping around the entire opening. If it’s cracked, torn, compressed, or missing, replacing it may improve the seal.
Also check the bottom of the door and threshold.
If the door still has significant gaps after basic maintenance, it may need an adjustment or further evaluation.
6. Water Is Getting Around the Door
Water intrusion shouldn’t be ignored.
Moisture around an exterior door can eventually damage:
- Flooring
- Trim
- Framing
- Drywall
- The door itself
The Fix
The source of the water needs to be identified rather than simply covering the visible damage.
Weatherstripping, thresholds, exterior sealing, drainage, flashing, or installation conditions may all play a role.
Because ongoing water intrusion can lead to more serious damage, this is one problem we recommend addressing promptly.
7. The Lock or Deadbolt Is Difficult to Operate
If a deadbolt suddenly becomes difficult to turn, don’t assume the lock itself is necessarily the problem.
The door may have shifted slightly, causing the bolt and strike plate to become misaligned.
The Fix
Try operating the lock while the door is open.
If it operates smoothly when open but becomes difficult when the door is closed, alignment is likely part of the issue.
The door, hinges, or strike may need adjustment so the hardware can operate without being forced.
8. The Handle or Lever Is Loose
Handles and levers can loosen with regular use.
Ignoring the problem can eventually lead to more wear or hardware failure.
The Fix
Check the mounting screws and tighten them as needed.
If the hardware continues to loosen or feels damaged internally, replacement may be the better option.
9. The Door Swings Open or Closed by Itself
An interior door that won’t stay where you leave it can be surprisingly annoying.
This often happens when the door or frame isn’t perfectly plumb.
The Fix
The hinges and alignment should be checked first.
Small adjustments may correct the problem, but a significantly out-of-plumb opening may require more extensive correction.
10. The Exterior Door Finish Is Fading or Peeling
Exterior doors are exposed to sunlight, temperature changes, moisture, and weather throughout the year.
Over time, finishes can fade, crack, or peel—especially on doors with significant exposure.
The Fix
Follow the manufacturer’s maintenance recommendations for your specific door material and finish.
Depending on the door, maintenance may include:
- Cleaning
- Repainting
- Restaining
- Applying an appropriate protective finish
Keeping up with finish maintenance can help protect the door and preserve its appearance.
11. There Are Uneven Gaps Around the Door
When a door is closed, the gaps around it should generally appear consistent.
Noticeably uneven gaps can indicate:
- Hinge problems
- Door sagging
- Frame movement
- Improper installation
- Changes in the opening
The Fix
Check the hinges first, but don’t automatically trim or modify the door to make it fit.
If the underlying problem is alignment, removing material from the door may only hide the issue temporarily.
Repair or Replace?
Not every problem means you need a new door.
Minor issues involving weatherstripping, hinges, strike plates, or adjustments can often be corrected.
Replacement may make more sense when a door has:
- Significant damage
- Warping
- Ongoing water damage
- Poor energy performance
- Repeated operational problems
- A deteriorated frame
- Reached the point where repairs are no longer practical
Replacement can also be worthwhile when you’re remodeling and want to update the style, security, or performance of the opening.
Proper Installation Can Prevent Many Problems
Many common door problems come back to one thing: the door, frame, and hardware need to work together as a system.
Correct installation helps ensure:
- Consistent alignment
- Smooth operation
- Proper latching
- Reliable sealing
- Correct hardware operation
- Better long-term performance
That’s why installation quality matters just as much as choosing a quality door.
